Full Architectural Restrictions & Improvement Guidelines
General Requirements
- ARC approval is required PRIOR to any exterior change, addition, or improvement.
- All plans must be submitted with required drawings, materials list, samples, and site survey when applicable.
- Improvements must not encroach on easements or violate setback lines.
- Improvements must not impede drainage or cause runoff onto neighboring property.
- Construction must be completed within 45 days of commencement unless otherwise stated.
- All city, county, and windstorm permits must be obtained.
- Improvements must be equal or better quality than original construction.
Building Materials
- Brick, stucco, stone, or cultured stone must match original home in thickness, mortar, spacing, and appearance.
- Only fiber-cement siding (JamesHardie Hardiplank® or equivalent) permitted.
- Minimum 20-year siding warranty required.
- Siding must match original thickness, width, spacing, and color.
- Siding must be installed over moisture barrier (Tyvek® or equivalent).
- No sagging, warping, or irregular coloration permitted.
Roofing
- Minimum 25-year warranty shingles required.
- Roof must match existing roof in quality and appearance.
- Roof color must be an approved earthtone shade.
- Corrugated metal, aluminum, acrylic roofing prohibited.
- Minimum Type 30 felt underlayment required.
- Shingle samples must be submitted with application.
Painting
- ARC approval required for all exterior painting (even same color).
- Colors must be harmonious earthtones.
- Trim must be earthtone and may be darker than main color.
- Only one accent color permitted.
- Exterior doors may be stained natural wood or painted approved color.
Decks & Patios
- Deck height may not exceed 2 feet (excluding railing).
- Railing may not exceed 42 inches.
- Decking materials limited to treated pine, cedar, or approved synthetic material.
- Patios may be concrete, brick, stone, or masonry.
- Must not alter drainage patterns.
Patio Covers & Enclosures
- Aluminum patio covers and corrugated roofs prohibited.
- Materials must match home exterior.
- Height: 7–12 feet when attached to home.
- Detached covers limited to 8 feet.
- Must not encroach on easements or setback lines.
- Roof pitch must not exceed house roof slope.
- Shingles required unless arbor/trellis style.
- Enclosures must match home materials; no visible metal except frames/screens.
Sunrooms
- Rear of residence only.
- Maximum projection: 20 feet from rear plane.
- Maximum height: 12 feet or eave height (whichever lower).
- Concrete slab minimum 3 inches thick required.
- Safety glass only (3/16" tempered minimum).
- No plexiglass, plastic, fiberglass, or acrylic allowed.
- No exposed HVAC ductwork permitted.
- No exterior window coverings permitted.
Gazebos
- Maximum size: 100 square feet.
- Maximum height: 12 feet.
- Minimum 6 feet from property lines.
- Permanent roof required.
- Located in rear or side yard only.
- Must match home materials and colors.
Swimming Pools & Spas
- Above-ground pools prohibited.
- Must comply with City of Pearland fence code.
- Must not extend past platted building lines.
- No encroachment into easements.
- No water discharge onto neighboring property.
- Temporary fencing required during construction.
- Mechanical equipment must be within fenced yard.
Outbuidlings
- Maximum one outbuilding per lot.
- Maximum 100 square feet.
- Maximum 8 feet high.
- Must match home materials and colors.
- Metal and vinyl buildings prohibited (except small units under 20 sq. ft. not visible from street).
Landscaping
- Required Yard Trees (2.5" caliper minimum) may not be removed.
- Required Street Trees must be Live Oaks (2" caliper).
- Palm trees may not replace required trees.
- Queen and Mexican Fan palms not permitted in front yard.
- No landscape timbers or railroad ties visible from street.
- Edging may not exceed 18 inches height.
- Mulch must be pine bark or hardwood (no red mulch).
- Irrigation must comply with TCEQ regulations.
Fencing
- Materials limited to cedar wood or steel ornamental.
- Chain link and wire fencing prohibited.
- Maximum height 6 feet unless approved.
- No painting/staining of wood fences visible from street.
- Steel fences must be flat black (except breezeway).
- Posts must be buried minimum 2 feet in concrete.
Exterior Lighting
- Maximum height 8 feet.
- No pole-mounted security lights.
- No mercury vapor or sodium vapor lights.
- Must not create nuisance to neighbors.
- Subject to 90-day trial period for nuisance determination.
Garages
- 2–3 car garage required.
- Garage conversion prohibited.
- Must accommodate at least two vehicles.
Driveways
- Attached garage: max 18 feet wide at property line.
- Detached garage: max 12 feet wide at property line.
- Decorative materials allowed with ARC approval.
Basketball Goals
- Must be free-standing; no garage mounting.
- Installed behind 25-foot building line.
- Portable goals must be stored when not in use.
- Left out more than 48 hours considered violation.
Play Stuctures
- Restricted to fenced backyard.
- Maximum height 12 feet.
- Minimum 5 feet from property lines.
- No tarps, windsocks, or streamers permitted.
Antennae & Satellite Dishes
- Maximum 40 inches in diameter.
- Rear mounting preferred.
- Larger antennae prohibited.
Signs
- One security sign front and one rear (max 1 sq. ft.).
- One open house sign day-of only.
- Election signs allowed 45 days before election; removed within 48 hours after.
Miscellaneous
- Maximum two birdhouses; under 8 feet high; within fenced yard.
- Rain gutters must match home color; no drainage to adjacent lot.
- Front/side street awnings prohibited.
- Solar screens limited to black, dark brown, dark gray.
- Burglar bars prohibited.
- Holiday decorations allowed 30 days before; removed within 15 days after.
